The Toronto police are warning about a recent online scam involving rental properties.
Here’s how it works: scammers post rental properties on sites like Facebook Marketplace and Kijiji under the name “GTA Rentals.”
After the victim and con artist agree on a rental price, the scammer emails a Residential Tenancy Agreement to the victim to complete the transaction.
Once the suspects receive payment, such as a security deposit or first and last month's rent, all communication stops.
Investigators also noted that none of the victims visited the properties because the suspects didn’t actually have access to them and would instead make up reasons for why in-person showings weren’t available.
Authorities urge the public not to pursue any rental property listings from “GTA Rentals,”
regardless of the online platform. Police also suggest that you confirm with property owners that the unit is actually for rent and always ensure you can view the unit before making any commitments.
Located outside of the GTA and growing in rental popularity is London, Ontario. Read on to learn nine things to be aware of when looking for apartments for rent in London.
Apartment hunting used to be easy. You could Google “apartments for rent near me,” do a walkthrough, then sign the lease. But now that online scammers are creeping into sites like Facebook Marketplace and Kijiji, duping unsuspecting renters of their hard-earned money, the process isn’t as straightforward — if you’re unprepared.
Here’s how to avoid becoming the next rental fraud victim:
There are a few photo red flags that could indicate you’re dealing with a scammer, like:
Scammers will often use listings for 1 bedroom apartments or 2 bedroom apartments for rent taken from homes legitimately for sale. Be suspicious of descriptive ads using photos only relevant to home buyers — for example, dates of the last roof shingling or furnace replacement.
Even if the photos don’t make you suspicious, it doesn’t hurt to Google the address to see if there are several listings by different owners or if the property is up for sale.
Research the current local rates for the style and size of apartments you’re searching for. The rental market is competitive, so prices generally stay in the same range. If you run across an apartment that’s considerably lower in price, it could be a scam.
If the rental ad or the person you’re dealing with is giving you excuses on why they can’t meet in person, like they’re away in Europe for six months or at sea on an oil rig, be suspicious. Most landlords won’t waste time sharing involved stories about their personal lives.
If, by chance, the landlord was actually abroad or couldn’t meet you, they would have somebody in their place, like a real estate agent, a family member, or a caretaker of the property.
Never rent an apartment that you or a trusted family member or friend hasn’t seen. This strategy helps ensure that a real property manager lists the apartment and that it matches the ad details. For added safety, have someone with you when visiting the property or tell someone where you’ll be and who you’re meeting.
Meeting landlords or property managers face-to-face can establish a better relationship and lessen the risk of being taken advantage of.
There are times when you can pass on meeting the property owner, like when a property manager is in charge of the listing. If this is the case, google the management company. A reputable property management business will typically have a professional website and a team member page so you can verify who you’re dealing with.
Lease agreements outline the responsibilities and rights of both you and the landlord. The province of Ontario has a Standard Residential Tenancy Agreement that you both must sign. Ensure you get a copy of the signed document before moving in or making any payments.
When apartment hunting, limit the information you share with potential landlords. A landlord can check your credit history using only your name, address, and birth date. Or, better yet, do your own credit check beforehand and bring it with you when applying for an apartment.
Major things to avoid sharing with a landlord for an initial credit check include:
Research your tenant rights to protect yourself against potential wrongdoings during your apartment search and in the future. You can search multiple resources online, including the strict guidelines enforced by the Ontario government.
End the hours you waste searching for apartments on sites filled with scammers. Working with a reputable property management company can help you safely and confidently find your dream home. They can also help you understand your lease terms, the ins and outs of the apartment, and all the amenities that come with it — with a guided walkthrough.
